The 18th at Walden was built in the 1980’s. The complex is located on the beautiful golf course of Walden. This 204 unit, 10 Building complex is a deed restricted community. These are for residential use only, individually owned and is not an apartment complex.

As part of our community, it’s essential to uphold the standards and practices that ensure our living environment remains pleasant, safe, and well-maintained for all residents. Please find below a link of the key rules and regulations along with the Deed Restrictions.

PLEASE NOTE: If you are remodeling, please contact the managing office. Per Bylaws, Rules and Regulations, Approval is required for remodel. If you do not contact the office and remodel is discovered without authorization, you are subject to a fine and possible other liability.
All water shutoff request must be made through management or Condo Control at least 72 hours in advance.
PLEASE NOTE: In order to be considerate to all owners in the building, if your hired plumber turns off the water without authorization you are subject to a fine.

Are Walden CIA and 18th At Walden the same organization?
No, the maintenance fees for the condos at 18th at Walden are managed by the 18th At Walden Council of Co-owners. Walden CIA is a different organization and it manages the Ameneties of the Walden Community. To learn more about the Walden CIA click here
The 18th at Walden Council of Co-owners operates with a volunteer board, ensuring that no board member receives compensation. Only external contractors and vendors, who perform on-site work, are paid for their services. Additionally, various tasks are undertaken by volunteers from the 18th At Walden community.
What Ameneties are at the 18th At Walden?
As a part of this community, your 18th at Walden condominium maintenance fees include:
- Private access to our family pool, adult pool, and hot tub
- An on-site laundry room
- Two parking pass stickers per unit allowing parking in our white-striped private lots
- A special guest parking lot for visitors
- Water, sewer and trash provided
- Common area and grounds maintenance, featuring: Weekly lawn service, Sprinkler system
- Private porch/balcony access
- Dog-walking stations
- On-site management office inside the clubhouse
- Clubhouse available for private reservation

Pool/Laundry key Information
Exclusive Amenities for The 18th at Walden Residents:
- Access to Facilities: The laundry and pool areas are exclusively reserved for residents of The 18th at Walden.
- Key Distribution: Keys for the laundry and pool are strictly issued to property owners and residents. If you're leasing your unit, ensure your tenants are informed of this policy.
- Registration and Fee: To secure a key, please complete the Laundry/Pool Registration Form. There is a one-time fee of $50 for key issuance.
- Security Measures: Always ensure the pool gate remains locked. Do not share or lend your key under any circumstances.
- Unauthorized Entry: If someone without a key requests access, please do not grant them entry as this could lead to your key being revoked. Instead, direct them to
- Contact the On-site Manager at the clubhouse if they are an owner, or
- Reach out to their landlord if they are a renter.
This policy helps maintain the safety, privacy, and exclusivity of our community amenities. Thank you for your cooperation.

- Documentation: Accurate details are crucial for effective management. Without this information, resolving issues becomes challenging for property management, law enforcement, or any involved parties.
