Dear fellow Co-Owner;

Since Saturday, October 21, 2023, your elected Board of Administration has met almost weekly in administrative/executive sessions to wade through the financial obligations of our Association. On March 2, 2024, the quorum of Co-Owners present approved a new budget that reduced monthly dues by 10%, providing everyone with some financial relief. Last month, the Board was able to secure a new insurance policy that meets our requirements but does not break the budget. At this writing, we should be in the first stages of a full audit and will be providing you with an update on its progress. Most important, we now have a good understanding where most of the money had been going under our two previous management companies and now have a somewhat secure handle on the amount of money that should be coming in. This meeting on August 3 is vitally important as we continue to turn the 18th at Walden around. Again, we are asking for proxies even if you plan to be there so that, should something happen at the last minute to keep you from attending, we will still have a quorum and be able to conduct business.

  • Building Repairs and Bats: Ray Granda, Vice President
  • Presentation: Current Financial Status – Peter Firth, Treasurer
  • Patios and Balconies: Deed Restrictions and enforcement – Frances Jacobson
  • Parking Stickers and Enforcement (Stickers will be distributed following the meeting)
  • Proposal: Tachus Fiber Optic Internet for all 204 units.
  • New Business as Proposed From the Floor
  • Adjourn

For the Council of Co-Owners (that’s all of us) to succeed with the above, we must have a quorum of no less than 25% of the total number of individual owners (46 minimum) either present at the meeting or present by proxy. If you want the dues reduced and the value of your property protected, then please complete the Proxy form by clicking on this text for the Online/Docusign version or return your proxy to us via mail, or scan it and Email it to us at [email protected]. You may also complete your proxy via DocuSign. Just Email us at: [email protected] and we will send you a DocuSign link. We need you at this meeting but life happens (storms, family emergencies, work, etc.) sometimes making it impossible to attend. Your signed proxy is insurance. It guarantees us a quorum should you not make it to the meeting! If you’re at the meeting, you will count towards the 25% for quorum and you can vote in person.
